One lesson I picked up from researching self-employed mortgages is that lenders care a lot about consistency. A business can show excellent profits two years ago and still face more scrutiny if the most recent figures are lower. That was something Smart city mortgage helped put into perspective for me, because a recent drop in earnings can make a lender question whether the older, stronger results are still representative of what the applicant is likely to earn going forward. Getting the paperwork organised early is probably one of the best things a self-employed borrower can do. I would have finalised accounts, SA302s or equivalent tax records, Tax Year Overviews, personal and business bank statements, identification, and any contracts or agreements that support future income ready before applying. Smart city mortgage can then look at the case with a much clearer picture instead of trying to fill gaps later. Bank statements deserve more attention than I first realised. Three to six months of statements can show how money actually moves through the account, whether income is regular or seasonal, what fixed expenses are being paid and whether there is frequent reliance on overdrafts or credit smartcitymortgages.co.uk . A lender is not only checking earnings; it is also trying to understand whether the overall finances look manageable. Applicants with only one year of accounts may have fewer lender choices, but that does not automatically close the door. Previous experience in the same industry can sometimes strengthen the story. For example, someone who worked for years as an employed designer before going freelance may be viewed differently from somebody who has just entered a completely unfamiliar field. Smart city mortgage can help identify lenders that are more open to short trading histories. I also think there is a misconception that self-employed applicants automatically get worse mortgage rates. The rate is usually influenced by things like loan-to-value, credit history, deposit size, product choice and lender criteria. The employment structure itself does not always mean paying more. Affordability is another area where the details matter. Personal loans, credit-card balances, hire-purchase agreements, car finance and dependants can all reduce the borrowing amount. Smart city mortgage can help show how those commitments affect affordability before the application goes in, which is useful if someone is deciding whether to repay certain debts first. Deposit size can also change the options quite a bit. A larger deposit means a lower loan-to-value ratio, and that may open access to a wider range of products. At the same time, I would not drain every business and personal reserve just to increase the deposit, because keeping some emergency cash is important.
